quit claim deed on property

My wife passed away . I need to borrow money on our property. What is the quickest way to have her name removed from deed or title ?

It depends on whether she left a will and how your deed is worded. If the two of you took title as "tenants with rights of survivorship", you don't need to do anything; the property is yours. Talk to your lender. They want to do business and will help you.

There has to be some type of probate proceeding. Hopefully she left a will, which will speed things up and hold down costs. If not, you can still probate the estate, but it will cost more and may be more complex. Step one is hiring a lawyer. Call me if I can help.
