Why can�t I sell my house?

The loan for the house is in my name only. I have original paperwork showing she quit-claimed her interest to me.

Aug. 02 filed for divorce & moved out of house. She is living in the house & not making the payments�I am. My lawyer tells me to make payments/not to make payments, wait for the judge�s decision, etc, etc. We have already been to court 2 months ago & are waiting for the judge�s ruling. Question: Why can�t I sell this house? I am making the payments plus the apartment I am living in now. Isn�t this cut & dry? My name on the loan only + her quit-claim= my house? Does she have the right to be in the house? Can�t I put a for sale sign in the yard? I am not concerned about profit/dividing profit. I just want out from under the house. Please advise.
