Separation agreement/child custody

I am married my marriage is not working and I want to leave my husband however I have a child and do not want to get a divorce as the cost is out of my budget how can I write my separtion agreement including custody and child support and etc....my big question is I want the house to live with my child but he bought the house before we got married can I still legally get the house on my agreement?

First, he will probably get the house. Second, you've go things all mixed when you are talking about "no divorce" and then "custody and separation". Consult with a local attorney.
