Legal Question in Civil Litigation in Georgia

Hi there, thanks so much for this service! I am asking on behalf of a good friend that does not know quite what to do with limited money. She purchased a home in the state of Georgia, signed all the documents in Georgia, had the closing in Georgia, etc. However, the owner was in Michigan and either signed the documents earlier or had a POA and sent them to the closing, I can't remember which. My friend is having major problems with the house with no cooperation from the seller. She is concerned she is going to have to go to Michigan to file in court, but my thoughts were that it would fall under Georgia jurisdiction both civil or criminal if applicable because the home is here and everything took place here. Thank you for your help.
