investing in a small company
If a person invest 500.000 in a start up company what is a fair percentage rate to return from the profit and what terms should be made to pay off the investment in what amount of time.

What is "fair" and the terms of repayment are for you and the other party to agree upon. There are no rules that apply to the many factors to be considered (none of which are mentioned in your post).
