Legal Question in Landlord & Tenant Law in Georgia
I got a 2 bedroom apartment because a close friend of mine was about to be evicted from her apartment. I got the apartment in the same apartment community because the leasing people were really nice and wanted to help. Her name could not be on the lease because she still owed them money. this was at the end of February we had a dispute just a few days ago and i asked her to leave because she threatened violence as well as call over 3 of her friends to attempt to attack me. so again i asked her to move out. she said that she wanted a 30 day notice which i provided her and also got it notarized. Since then she has been coming back to the apartment while i'm not there and taking her belongings which i'm okay with but when i texted her today to ask her if she will be paying the amount that i requested due before her 30 days expires she never responded. Our rent is due on the 1st and it's late after that. if it's not paid on the 1st an additional 388.10 will be added to the amount due. if she doesn't pay me will i be allowed to sue her?

If she violated her agreement with you, you can sue. You may or may not win. You are responsible for paying the rent on time if you are the only one on the lease, and you likely violated your own lease by having another adult there. Even if you win, how are you going to collect. You took the risk by getting into a situation that could easily have been predicted, so you might end up writing this off as a lesson learned.
