Legal Question in Landlord & Tenant Law in Georgia

Currently we have a 12 month lease signed for the apartment we are living in. But due to certain circumstances, we need to move out of the apartment. I would like to know what sort of penalty are we liable to pay if we decide to move out. We have already paid the security deposit and pay rent every month in advance. Also there is no clause in the lease about our liabilities if we want to break the lease.

If you breach the lease without cause, the landlord would have a cause of action against you for his/her damages, including unpaid rent, costs to re-market the property and damage to the property. The landlord has a duty to mitigate damages and try and re-rent the property, but if he doesn�t, you may be liable for rent for the remainder of the term.
