breaking a lease
My son has been invaded by rats in his apartment for about 2 months. He notified the office numerous times, but was ignored. He finally decided to move and now they wont let him out of his lease. He finally contacted the corporate office and they said he could not get out of his lease. They said they would send someone out to take care of the rats, but it is a little too late. My son has already been exposed to unhealthy and unsanitary conditions; he has rat blood and hair on his carpet and wants to move. Can he get out of this lease? (He has been a good tenant)

If your son's landlord was given proper notice according to the lease and they failed to remedy the problem within a reasonable amount of time, then your son can terminate the lease and move without penalty. However, please keep in mind that the apartments may argue that there was no rat problem or that they fixed it and claim that your son improperly terminated the lease.
