Legal Question in Landlord & Tenant Law in Georgia
carpet damage
doesn't the apartment complex have to automatically replace carpet in an apartment after the tenants have been living there for 4 years? is it by law? our lease was up, we moved the heck out of there and then we get a bill for carpet damage and replacement charges. there was no carpet damage except for stains. normal wear and tear for a family of 2 adults 2 children.that is down right dirty to leave in the same carpet for the next tenant who moves in after we've lived in it for 4 years. please help me!!!!!! what is the law? what can i do?

Re: carpet damage
A landlord no more has to replace perfectly good carpet any more than he/she would have to replace any other perfectly good item in the apartment. Carpet may last much longer than 4 years if cared for. As for leaving it "dirty" after 4 years, that depends on what the 4-year tenants did to make it dirty. Noticeable stains from spills are not really normal wear and tear if they cannot be removed with the carpet cleaning.
