Do I as a commerical building owner have the right to change a lock on a building if the tenant has not paid the rent? This building is a new purchase and there is no lease agreement in writing. It is a coin operated laundry business. When the current busines owner bought the business the plumbing, gas & water along with electrical wiring was already in place. If he pulls his machines out does he have the right to pull the wiring & plumbing?

In order to legally evict a tenant, whether residential or commercial, a landlord must file a dispossessory action and receive permission from the court. Changing the locks would be the same thing as physically evicting the tenant since they would not be able to enter the premises. The wiring and plumbing generally remain with the property unless agreed to otherwise.
