Contract law, Lease/Condo owner-renter

Who pays for lawn maimtaimance, not mentioned in lease; owner told us association does the lawn, but they don't!

If it's not in the contract, the renter isn't respondsible, correcto?

Wrongo. While other factors could come into play, regular upkeep (lawn, cleaning, etc.), absent a contrary agreement, is generally the responsibility of the lessee of the property.
