Legal Question in Landlord & Tenant Law in Georgia

My daughter signed a lease for off campus housing that required a cosigner. She wanted to back out and the cosigner has not yet signed. Is she still under contract? They are trying to make her pay a fee to break her lease even though she only signed on Sunday and shes not slated to move in until August and the cosigner has not signed. Legally, what are her rights if any?
