As a Landlord ,Do I have the write to evict a tenant if they have been late with paying rent two times and not maintaining property and not picking up their pet dropping outside?

We do not have your lease so we can't speculate on the reasons you can evict. Moreover, we do not know the course of conduct, whether you have accepted the rent, what notices you have provided, etc. Does the lease say they can be evicted for not picking up after the dog? Landlords generally get into a lot of hassle if they don't understand their lease and the law from the start, know how to deal with smaller issues, and how to stick to the terms of the lease. A really bad tenant can easily get away with 3-4 months or more of nonpayment if a landlord does not stay on top of the matter.
