Legal Question in Landlord & Tenant Law in Georgia
evictions without violation
Can my landlord evict me without me violating my lease. My landlord continues to say I am playing loud music and the courtesy officer has come each time but found no violation being made. My landlord is using these false allegations to try and evict me. What should I do about it when I have recieved a 30 day notice to vacate do to complaints that are not founded by the person hired to inspect these allegations. I have already tried talking to her but its been unsuccessful. There is also no written record of any violations being made by me. Even after the Courtesy office told her no music has been played, she still sent me a notice of violating the lease. She is railroading me and I don't know what to do.

Re: evictions without violation
Apparently, the landlord has a different story. We don't know what your lease says, or anything about the complaints. There is usually some basis for the conflict, and landlords generally don't evict paying tenants for no reason. You can fight the eviction on the basis that you did not breach the lease. On the other hand, you may also want to negotiate a resolution where you move to a place more friendly to you, and your file does not reflect an eviction.
