Legal Question in Landlord & Tenant Law in Georgia

Georgia Tenant Responsibility

I have been living in a rental home for approximately 1 year. During the last 3 months I have hardly been home as I have been staying mostly at another house. At some point the refrigerator ice maker water line sprung a leak so anytime the fridge drew water it would leak over the wall and floor behind the fridge. I never noticed this so it was not reported to my landlord. Now my landlord is trying to hold me accountable for the leak. I did not damage the fridge or cause the leak - am I responsible for paying the water damages?

Re: Georgia Tenant Responsibility

It is possible that you are required by the lease to generally reside in the apartment and notify them promptly of any problems as if you were continually living there. Part of the benefit of having a tenant is for them to "watch over" the property. Have an attorney review the lease to determine your obligations.
