You can almost always break a lease - you will just be liable for the fees and damages for doing so, which could be substantial. Otherwise, you may be able to terminate early if the lease has a provision that allows you to. Most leases do not provide for early termination if you buy a house, but they may provide for early termination with the paymment of a month or two of rent as a termination fee.
