Legal Question in Landlord & Tenant Law in Georgia
I've been in my house for 3 years. My landlord told me prior to moving in he would fix the leaking roof. He still has not and now the house is being forclosed on. What can I do legally about the roof? It's in my boys' room and bathroom, The leaks are getting so bad it's moving towards the light fixtures.

The fact that it has been 3 years, and you have presumably renewed your lease, indicates it might not be viewed as a big problem. If that is the case, you might wait out your lease and move. If it is a true hazard or health issue, you might let the landlord know that if not fixed in 30 days you will have it fixed and deduct from the rent. You might find that if the roof is in poor shape that will be much more of an expense than your rent, and it leads to arguments about the expense. Finally, if it is a true health concern you can deem it a breach of the lease and move. That can also lead to disputes. If the house is in foreclosure, there is a good chance the owner won't be spending money on the house.
