Legal Question in Landlord & Tenant Law in Georgia

Landlord right of entry w/ notice

I have very difficult renters who require they be present during each showing to prospective tenants. They just sent an email saying they will not allow me to enter the premises to show the house - what are my rights as the owner of the house? Can they do this? Granted, the Lease only says entry upon repair, inspection and emergency, but I have emails/texts of them previously agreeing that I show the house for rental. I cannot locate anything on the internet! Pls. help!

Re: Landlord right of entry w/ notice

Just as the tenants must abide by the terms of the lease, so must you as the landlord, unless the tenants specifically agree otherwise. And even then, it would be wise to have the agreement in writing (which also may be required by the lease itself). You dont want to have a dispute on what was agreed to orally.
