Legal Question in Landlord & Tenant Law in Georgia

Landlord Tenant question

Buying a house in GA. Told the leasing office at our apt. complex we were buying a house, even before we were under a purchase contract. The leasing agent said we could terminate our lease early and penalty is two months rent. She said she could work out a payment arrangement with us to pay in 2 installments but would have to pay in full by the time we moved out. With that knowledge, we proceeded with buying a house. We close on 6/26 and move 6/27. We pd. our rent through June 30th. I called leasing office today to ask exactly how much we owe on the early termination penalty. This time, I was told that the early termination fee was due on the day we gave our 30 day notice, which was May 26th. This is news to us. I was then told that the latest we could pay this was June 20th, even though we are paid up through the end of June. Can they require us to pay by June 20th for no reason?

Re: Landlord Tenant question

Your obligations are in the lease agreement. Most likely, there is a merger clause that precludes any verbal statements from becoming part of the lease.
