Legal Question in Landlord & Tenant Law in Georgia

My Landlords Property Manager said it was ok for me to paint the upstairs But when i moved out she kept my 1200.00 security deposit and said it was for repainting the home. can I sue for my deposit back?

You leave out the facts. Was it in writing? Does the lease state that any changes to the lease must be in writing? Was color discussed? Did you paint it a color that would obviously need to be repainted to a neutral before new tenants? Probably the most obvious and basic question is even if you did have the appropriate permission, did they agree to waive any fees to restore it when you moved out? It is one thing to allow you to make a change - it is quite another to agree you will not be charged for restoring it. Otherwise, why would they foot the bill for something you did to the apartment?
