Legal Question in Landlord & Tenant Law in Georgia

hi. I have a landlord/tenant issue.tenant had unauthorized pets in the apartment and was asked to pay pet fees.Tenant only made partial payment and on due date of all payment to be made (on Aug 3rd),tenant made false allegations against landlord and representative by saying landlord okayed to pay in a later date.A letter of false allegations made and for pets removal was then sent and partial money was refunded.After a month, tenant had still not remove pets and termination of lease agreement due to non-compliance and having unauthorized occupants was sent and tenant was given until Oct 4th to vacate.Now tenant does not want to pay past due rent.What should I do?

File a dispossessory action in the local magistrate court on October 5th and include any past due rent in the damages calculation.
