Lease is over
I gave my tenants a 60-day notice in writing and it was signed by the tenant when he received it. The couple have separated and no longer occupy the house except for some personal property they left behind. The sixty-day period is not over until the end of the month. The neighbors complain of the unkept yard and items strewn in the yard. As of today, the tenant is 18 days late on paying the rent for this month according to the lease.
Can I enter the house to inspect for damage, hire someone to perform the yardwork, and how do I get the rent back? I belive that some of my personal property that was left at the house is no longer present. How do I get this back?
I have their damage deposit but that is for damages and not for rent. The man will not return my calls and the woman says that the man will move the items. I am afraid that there may be some damages to the interior of the house that need repaired.

You can take care of the yard and add that the amount owed by the tenants. Of course, you may also seek back rent. If they abandoned the property you may take back the property, and would have a duty to try and re-rent it as soon as possible.
