Legal Question in Landlord & Tenant Law in Georgia
Lease problems with no help from management
I moved in and things were great until they switched every part of the employee team at my apartment complex. When they switched everyone out all of the work orders disappeared along with any complaints that were made. There is excessive noise from above me, which I know is no case in itself, but its causing sleepless nights. We were notified that we are to do our own filter replacing on the HVAC units which is not stated in the lease. The fire alarm in the breezeway keeps beeping due to the fact the kids keep pulling it so the management won't reset it. Laundry door is still broken after placing a work order 8 months ago. There is mold in the laundry room after a leak from the water unit and maintence took their time to fix it (couple days). Most of my neighbors are oblivious to other people around them partying at 3am on a wednesday morning. I have tried the management and the cops and nothing works. Any ideas?

Re: Lease problems with no help from management
There is not much you can do to enforce the rules against other tenants other than continue to complain to the manager and threaten to move. You can, however, give notice of any breaches of the apartments, terminate the lease and move.
