Legal Questions for Property damage from burst pipes that occurs from unit above

We live in a rental apartment and frozen pipes burst in the unit(s) above our unit and flooded our unit.

- Is the land lord liable for damages to our unit and will he have to repair things back to original state so

we can continue to reside there?

- Is the landlord liable for damages to our furniture and clothes?

- Is the landlord required to reimburse us for rent while this situation is disrupting the liveability of our unit?

- are we responsible for the higher power bill we will soon receive for the high-powered fans the landlord is

using to dry our unit and from all the workers coming in/out of our unit for repair?

- what right do we have to ask landlord to replace the carpet - they want to dry out & REuse the carpet and we

feel there is NO way to completely dry it out and avoid bad smell and eventual mold/mildew and respiratory

problems?

Hopefully you did what all smart renters do and purchased rental insurance. For $100 or $200 a year, your propblem is solved, as they'll pay for most of this.

If you made the catastrophic mistake of not having insurance, your landlord has to make repairs, and they may pay for a few limited damages, but you'll bear some of the loss.
