Legal Question in Landlord & Tenant Law in Georgia
I live in an apartment complex in Norcross. The problem I am having is that I put in a work order for a malfunctioning central air unit. The complex has sent maintance over to fix the problem of the air not working properly, but the problem has not been fixed. It has now been 3.5 weeks with this continuos problem. I have called in this work order 4 times and the problem has not been fixed. I had to resort to purchasing fans in order to make the living bareable. So, the questions I have is 1: can I deduct the price of the fans from the rent? 2: Can I legally moveout of this complex without being penalized? Or, is there another course of action that can be taken?

The fans are not likely to be compensable. What other remedies you have depend on details not in your post.
I do see one thing that poses you a huge problem. You say you "called in." How will you prove that? Every notification after the first should have been done in writing by a method where you can prove delivery.
