Legal Question in Landlord & Tenant Law in Georgia
I live in georgia and I'm currently about to break my 12month lease this month. I only had will
be breaking my lease by one month rent. I called the landlord and information her a month
ahead about breaking my lease and she said it was ok but I will loose my security deposit.
She also went on to say I will have to cover the cost of cleaning and repairs if the house is
not move in ready. My question is can she do that? Because in my contract it states " the
landlord has the right to deduct from the security deposit the cost of repairing any damages
to the premises ,any unpaid rent, unpaid utility charges cleaning cost if left unclean. I'm
going to clean the house before I leave can she later charge me cleaning cost after taking
my security deposit?

Probably. But good luck to your landlord on collecting that cleaning "bill".
No one has your lease to see what you will owe in rent and damages for breaching the contract, and you did not provide that information. From your post, unpaid rent will be deducted and any damages for breach will be as well. If you are thinking about ignoring any damages you may owe under the lease, but then trying to use the terms of the lease when it benefits you, that does not usually work out. You may end up owing more.
