Legal Question in Landlord & Tenant Law in Georgia

I live in the state of GA and am subleasing a shared home. My roommate who is the lease-holder has decided to foster a dog that is aggressive towards me. She has instructed me that for my own safety that I should not enter the home without her presence. She asked me to send her a schedule of when I need to be home and once it was sent she refused to comply with my schedule or to secure the dog when she is not present. I am now unable to enter the home I paid rent for. I will give her 30 days notice today but would like my rent back for the month of June and to not have to pay utilities since I am not able to enter the home I am renting when I need to. Would I be able to get my rent back for the month since she is unwilling to restrain the dog? At this point I cannot even move out of the house unless she is present...

There isn't any way to tell you whether you can get back the money. You can try. Is it worth the time, money and energy? Will she just think of a reason to counterclaim against you? In addition, does her master lease even allow subleasing? Most do not. I'd suggest you consider whether you want to continue this battle for month down the road, or settle with her in writing on whatever deal you make and move on with your life.
