Legal Question in Landlord & Tenant Law in Georgia

i have a lot of questions regarding landlord ability to enter and exit premises that he/she is leasing out to tenants. Even if it is in the lease agreement that there can and will be random inspections at any hour, does that violate initial privacy rights of tenant?

Also, there was a former tenant that the landlord evicted from the premises due do unpaid rent. The landlord took all legal actions to get his money and the result was in the former tenant's car being reposed. the former tenant is a close friend of mine. In my lease I CANNOT ALLOW GUEST TO SPEND THE NIGHT, and i uphold the agreements in my lease. There is nothing in my lease that states that i can not have guest, the landlord is trying to get me to sign an addendum. stating that he doesn't want the former tenant on the premises at all. can he legal do that? if i do not sign the paper, does that legally make it to were i cant have my guest over at all? does the landlord have to legal documentation to band him from the the premises, and if so what documentation would it be?

No one here has your lease. The terms answer most questions people have about the obligations of the parties. If you did not want inspections, you should not hace agreed to them (and it is a mystery why you would ever agree to it). "Rights" can be freely give up. You fail to provide enough facts to answer your question about your friend being banned. If you rent an apartment, room, or part of someone else's property, the landlord may very well prohibit your friend from coming on the property even if it is to visit you. I suspect there is much more to the story here, and the relationships, and often people want an answer to back them up without giving all the facts.
