Legal Question in Landlord & Tenant Law in Georgia
NO Move-In walkthru now held deposit
I moved into a Coop and the manager didn't do a walkthru with me because she was to busy and now this manager is gone and the new manager is holding me accountable for items in the apt that were in same as move in state. I wanted stuff to be fixed before I moved in andshe wouldn't...I am now being charged for $300 for not painting the cielings. The cielings were not painted when I moved in.I had a professional painter repaint the walls since I was told make sure walls are repainted to original cream color. Also they are charging me $540 for new carpeting for supposeable pet smell/padding damage. I had requested a walkthru to move out 2 times and the manager stood me up so I showed up at the apt office (not located at my apts) and made sure he conducted a walk thru. I had 2 friends show up bec of earlier verbal rudeness. Well ended up I called the police for harrassment to me and my friends. I had board member see the apt for fear of backlash... They changed the board date so I and others complaining would not be there to be heard. 2 other board members ( the 2 that changed the date and didn't inform others) went thru and decided I owed for paint and floor... IS there a law about not having a walk thru and should I sue?

Re: NO Move-In walkthru now held deposit
If your landlord owns more than ten rental units or utilizes a professional to manage the property, than they are required to perform a walk through before and after. And if they improperly withheld some of your deposit, you can recover triple damages.
