Occupant not on lease receiving mail

I'm a landlord in Ga and need to evict tenants for several reasons,unauthorized pets,bugs,trash etc.The rental property is adjacent to mine and the 2 mail boxes are side by side.On numerous occasions mail from the rental property has been delivered to my mail box to a person that is not on the lease.My lease clerly states no occupants not on lease.can I open this mail and use it to prove unauthorized tenants?

I would not open or take the mail. However, it sounds like you don't need the mail due to all of the other violations - pets, bugs, trash, etc. And you can certainly testify that you saw the mail addressed to an unauthorized tenant.
