Legal Question in Landlord & Tenant Law in Georgia
Problems with rental company.
My wife and i rent a home from a rental company. There is a large storage building inside the fenced backyard where the owner of the home has building materials stored. We were promised by the rental company that the owner would not be coming by to get stuff out (it is a breach of our lease to have contact with the owner) but he has been and has been dumping some trash at our house. He is a contractor and is essentially using our rental propery as a storage unit for his business. The yard is fenced and has chains and padlocks on both gates which we do not have keys to and even though we were told by the rental company that we would get copies it has been over a year and we have not. We have contacted the rental company to no response until we filed a complaint with the Better Business Bureau. They said they would be in touch and set up a date/time for the owner to come get all his stuff out of the storage building and give us copies of the keys but we havent heard from them in a month. My wife spoke with someone at the rental company who admitted that they'd broken the lease over the phone. Would we be in our rights to request out of the lease , penalty free, in 60 days? What are our rights in this situation?

Re: Problems with rental company.
If your landlord breached the terms of the lease (and you haven't), you may terminate the lease immediately regardless of any early termination provisions.
