property leased for an ice house. rental agreement was 5 years tenant had to give 90 days notice if terminating early. after 1.4 years ice house was moved w/o notice. can the property owner sue for the remaining 3.8 yrs of the lease? this is in Georgia. also letter was sent to tenant due to damages on property after ice house moved. tenant entered property and cleaned and removed concrete without notifying owner. Is this legal?

Yes, the landlord can sue the tenant for the remainder, but subject to any mitigation of damages and the applicable terms of the rental agreement.
I don't have enough information to fully answer your second question. It may be a criminal trespass, but it also may only be an additional claim with the unpaid rent. But that depends on the facts and the terms of the agreement.
