Q: I gave notice for lease term,the landlord accepted the term and has now rented the property.Can he charge two rents?
The language of the lease states 2 rents and forfeit of security deposit for lease termination given 30 days notice. However, it is my understanding that a landlord can not charge
two rents and he has now rented the home. If he is not allowed to charge two rents he would owe me for April rent (which I've already paid) and I should not need to pay for May's rent.
My lease is up at the end of May anyway. The new tenant has taken possession already (I believe April 3rd).
According to the GA tenant handbook, (page 26) a landlord can not charge two rents. I've read the GA Chapter 7 title 44, but could not find anything specific.

You agreed to the lease and early termination clause, and you accepted and paid the early termination fee. You and the landlord agreed in advance on this arrangement. That is a different issue than a landlord having to sue you for all remaining months while at the same collecting rent from someone else, where there is no early termination clause.
