Legal Question in Landlord & Tenant Law in Georgia

Rental office neglected to tell residents in my building about the series of break ins in our building. I have two small daughters and now I am afraid to live in this community...The officer said that the break ins have been happening for over a month and I feel that this should have been the responsiblility of the office to notify us so that we can be alert if something should happen. Can I break my lease to move somewhere safer?

Generally, unless your lease says otherwise, that is not grounds to break a lease. However it may expose the complex to civil liability and suits in future breakins.

I'd suggest that you get a group of tenants together and schedule a meeting with management to discuss added security and a neighborhood watch program and also invite the local police to speak at the meeting.

If your safety is a real concern, obviously you should consider invoking the early termination clause in your lease, if there is one, or negotiating with the landlord (in writing) to pay an extra month or two of rent for a termination fee. We don't know what a "series of break-ins" means or any other details, but keep in mind that landlords are used to tenants coming up with security issues, pest issues, or maintenance issues when the tenants really just wants to move out for their own personal reasons.
