Legal Question in Landlord & Tenant Law in Georgia
We are currently renting a house and have lived in there since beginning of March.
We were told by the landlord/ his property manager that the pool maintenance would be our duty which we fully agreed too. They also told us the pool had not been used in over a year but the equipment/ system was fully working and all we needed to do was to clean and treat it with chemicals. In the meantime we have spent over $ 1,000 on chemicals and replacement parts, not to mentioned all the trips to the pool store and have not gotten anywhere. We ended up even having to replace the entire pump after it froze on us the night after we treated the pool with the first round of chemicals. After contacting the property manager a 3rd time on this topic they finally got a pool repair guy to come and look at the pool (btw - took him 4 weeks to make it out to the house). After evaluating the situation he said the entire system needed to be replaced and he would come the next day which he actually did. He started to replace all the items we hadn't replaced yet and said he would come the next day to finish the job. He also mentioned once he finished his work the pool would need to be cleaned and treated from scratch which would costs approx. $ 1,000. The landlord did not give him permission to do this. Unfortunately he did not turn up again. We have been trying to call him for a week but not being able to get hold of him.
I need to understand if there is anything we can do about this? We are paying rent each month for a pool that is not working, are either being ignored or lied to. I don't want the summer to go by and not being able to use the pool because they keep stalling the work and/ or trying to win time. Also is it fair we have to pay for the pool to be cleaned and treated again although we already have done so but if failed due to a faulty system? Help!!

The first place to start is your lease. You did not tell us anything at all about what it says about the pool.
