Legal Question in Landlord & Tenant Law in Georgia
Renting out a room in your home
Am i allowed to put a lock and key on a tennants door if they are more then 1000 dollars behind in rent to secure a payment in the state of georgia or do i have to let them get their stuff and risk them dissapearing?

If you change the locks and effectively evict the tenants without filing a dispossessory, that will be a wrongful eviction and the tenant would have a valid case against you. You are required by Georgia law to file the dispossessory and risk that they will leave and you will not know where they are. Try and get a forwarding address before you evict.

The best way to handle an eviction is through a formal eviction proceeding.
