Return of security deposit

I am a Rental Property Mgr. and a property I manage was just vacated with two months remaining on their lease. The reason they left was they said they are buying a new home and this gives the the right to break their lease. They are demanding their deposit and the owner is refusing to give it back and is asking that they pay for the month of March since the home stayed vacant during that time.

Please advise.

Does the lease have a provision that allows them to leave prior to expiration? That is what controls.

If there is no such provision in the lease (and that would be unusual), there is no right to terminate a lease early because a tenant is buying a house.
