Legal Question in Landlord & Tenant Law in Georgia

I have a tenant that is now on a month to month lease, her original lease states that we have to do the walk thru, she has to turn in her keys and within 10 days she will receive her deposit. Since she is now on a month to month does the original term still apply or does she have the right to hold the keys until she receives her deposit?

We don't have the lease and you did not tell us whether the month-to-month is part of the lease, or whether the lease simply expired. A lease done correctly would have the answer to the question.
