Legal Question in Landlord & Tenant Law in Georgia

My tenant moved in my property on June 20th, everday since then she has complained. She has emailed, text, and called everyday. She said the house is not up to her standard. She is a single parent she cant cut the grass, but this was in her lease. The blinds are torn. I told her prior to move in we do not supply window coverings we would remove them they were just there since the house was vacant. She said oh no there are a lot of windows in the house. Among other things. However, she did a walk through with me, and signed the lease saying everything was good. On the 27th I offered her out of the lease if she would like since she is so unhappy. She agreed and said she would be out by the 30th. However, on the 30th she would not leave. I have all of this on my phone via text message. Can I go ahead and file for dispossessory?

Yes, if she agreed to be out by the 30th you may now file the dispossessory.
