I've lived with my boyfriend and his mom for the past 3 months. There was no written lease between us and no rent arrangement. She wants me to leave today. Do I have any rights? Does she have to give me 30 days?

Maybe, if it was intended to be, and used as, a residence as opposed to you just being a guest. I'd suggest trying to discuss a reasonable compromise to move, if you value the relationships and not having lawsuits/evictions on your record.

If you are unable to convince the police that you have a right to be there, you may be arrested for criminal trespass if "mom" wants to involve law enforcement.
