Legal Question in Real Estate Law in Georgia

No New 12month lease so Mgmt charges me for month to month rate

Hello,

I got a late notice yesterday for my rent. My rent is $605 for a 12 month lease that apparently ended last month. This month I paid $605, but the apartment mgmt is charging me $765 for the month to month rate and a $300 late fee. The 6 month lease by the way is $675. Now I didnt receive or recall any notice of my lease expiring soon and to come into the office to sign a new one whether it be 6, month 12 month, or month to month. The only lease with my signature is for $605 and since its expired can they automatically just bump me up to the month to month rate without me having signed anything in writing? And this $300 late fee? Do I have any leverage against this?

Check the "Holdover" clause or "Renewal" clause of yoru lease. I suspect they win and you lose. HCW
