Legal Question in Real Estate Law in Georgia

Agent representation

I took a client out to see properties and he signed a broker agreement and wrote a contract on a property. I discovered later that day that he had spoken to anoter agent over the phone and exchange a few emails but decide they weren't helping him. Is the other agent entitled to halp of my commission from that sale?

There are relevant facts missing from your inquiry. Your best approach will be to arrange for a consult with an attorney in order to determine what, if any liability exists. That will also protect you from the awkward position of having to gather information about the conversation from the purchaser.

Ask the client to provide all details, including the substance of the e-mails. See if there was a finality to the discussions with the other agent. It certainly should not be "awkward" to get all of this straight with your own client prior to proceeding. Quite the opposite, it is a good business practice. "Awkward" would be getting a lawyer to ask for you, at this early stage.
