Legal Question in Real Estate Law in Georgia

i just bought a house with deeded lake access to a local lake. recently an individual purchased the " bottom of the lake" and the lot where the boat ramp is located. This individual is now refusing to grant anyone access to the boat ramp. is that legal?

There is no way to know. We don't have the documents. Just telling us you have a deed that has "deeded lake access" does not necessarily mean you have any right to use any specific ramp on someone else's property.

What you can or cannot use depends on the written recorded deeds and easements and covenants, none of which we have seen. You should have had those examined and explained to you by your own lawyer before you ever closed, but assuming you didn't, you need to see a lawyer now to know what rights you do and do not have.
