I moved into a great 90 year old house that has been remodeled. I learned very soon after I moved in that it has not been fumigated. Also there are rotting floor boards and cracks in the base-boards through which you can see the ground outside. What amount of time is considered reasonable for my landlord to fix these problems before I can legally break the lease?

Since, as you say, you discovered the problems very soon after you moved in there was presumably no reason you could not have discovered them prior to moving in. Therefore, you accepted the premises "as is". However, the landlord has a duty to repair defects within a "reasonable" time. There is no legal definition of the term "reasonable". I would try to negotiate with the landlord to see if he will protect his investment by doing the repairs. If that fails, what does your lease say about unilateral termination?
