Buy house with cheap closing costs

I am buying a house directly from a friendly seller. No agents. What is required legally (forms, filing, etc.) and how can I get this done cheaply--can I do it myself? I do not need a loan (I have a line of credit).

Providing specific advice on an actual issue is beyond the scope of the board. We do not know your situation or the facts. However, probably the biggest purchase most people make and you want "cheap" or "do it yourself?" Isn't a large purchase worth a relatively small amount to get it done right, and getting title insurance at the same time?

At minimum, you need to employ an attorney to make sure that your owner has good title to the property and that he transfers ownership to you in a warranted fashion. I have conducted many real estate transactions. Call me if you want to discuss what this entails.
