When buying a home can I get clear title if no one knows who owns mortgage?

If there is a mortgage on the property then you likely cannot get clear title to the home without first satisfying the mortgage. I'm trying to think of a situation (an unrecorded mortgage?) where the mortgagee cannot be identified. A quick title search would probably answer that question. I STRONGLY recommend consulting a Georgia real estate lawyer PRIOR to entering into a purchase agreement for the home.
