buying out of a lease

I have a 12 monthly lease that I am wiling to buy out of, but my landlord wants to charge me the full rent $725 for the remainder of the lease which is 8 months. Is this legal?

Yes, it is generally "legal" for you to enter into a lease (or contract) of your own free will and be bound by its terms. Should you have had a question about the terms, the time to question would have been before you signed.
