How do you change (amend) a warranty deed?

My sister informed our mother that she now owns a joint interest in a piece of property that is in my mother's name.

My sister has been making the payments.

How can you change a warranty deed? My sister said the law firm closing the deal made the mistake.

My mother says she never authorized the sister to do have the warranty deed changed.

Please advise.
