Hello

I have a neighbor that I have allowed to park in one of my parking spaces at my rental house and someone suggested I could lose that small bit of property if I allow this to continue. They said it become common property is this correct and if I ask for a small fee like $1 a month would that eliminate the potential of losing that piece of land

Property is not lost merely by allowing someone to use it with permission. For other reasons, it may be a good idea to send a letter stating the term of your permission, just in case you later decide you do not want them parking there. That way both parties understand the agreement.
