Legal Question in Real Estate Law in Georgia
Conflicting property records & tax records
I bought a forclosed home that sits on a tiny sliver of land that was subdivided by the previous owner just b4 forclosure, apparently so he didn't lose the entire 2 acres of land along w/ the house. The 2 acre lot, now known as lot 19, was originally 6 smaller lots (lots 16-21) b4 they were combined & made into 1 large parcel with 1 new parcel ID #. After the lots were combined the previous owner took out a mortgage on the home that sits on lot #19, the 2 acre lot. But the morgage company used the outdated legal description of lot 19 and described it as the tiny sliver it was before it was combined with the other lots. When he was forclosed on did he lose the 2 acres or just the small sliver? I purchased lot #19 assuming it was the small sliver, but now Im getting 2 tax bills, one bill for the small piece of land w/ the house on it and another bill for the rest of the surrounding 2 acres of land. Tax records show me as the owner of all of the land, property records show me as the owner of the small sliver w/ the house, but the rest of the land dosn't exist in the property records since the description of the land was never updated when it was combined, it appears as if the other lots just vanished. How do I fix this in my favor?
